Mr Mills, Shottenden

Mr Mills was in the process of buying a new home just outside of Canterbury, Kent, when he contacted us in December 2016. He had found the perfect property for his investment – a Grade II listed manor with a large barn conversion, both finished to an excellent contemporary standard.

As he was still waiting for the sale of his existing home to complete, Mr Mills needed a bridging loan to secure his new purchase. In order to obtain the loan, Mr Mills asked Daily Move to carry out a RICS Property Valuation Report on both buildings and estate.

Most Valuation Reports only need to contain the market value of the surveyed property. However, due to the nature of his purchase, the company providing Mr Mills’ bridging loan required a more detailed valuation, laid out in a specific format. In this instance, one of our highly-experienced surveyors was able to inspect the entire site and provide a market value, rental value and an overall idea of current market conditions to indicate the suitability of Mr Mills’ investment.

The survey and report were completed within 10 days, giving Mr Mills plenty of time to secure his loan. So impressed by the quality of our service, Mr Mills later referred another client to us, so that we could produce a report in the same style for their own property purchase. Mr Mills is now settled into his new home in Shottenden, Kent.

Ms Doan, Peckham

In October 2017, Daily Move worked with Ms Doan, who was negotiating the purchase of her 2-bedroom flat in Peckham, London. Having enjoyed her home for several years, Ms Doan was applying under the ‘Right to Buy’ scheme to purchase the ground-floor flat outright.

The Right to Buy scheme makes it possible for some tenants of Housing Association or council-owned property to purchase their home at a considerable discount. Although it is only applicable to certain homes, since its introduction in 1980, the scheme has allowed approximately 1.5 million families and tenants to secure property in circumstances where they may not have been otherwise able to.

Ms Doan was one of these tenants and, having met the criteria for eligibility, her application to purchase her home was approved. However, Ms Doan felt that the suggested price for the property did not accurately reflect its condition, so requested that we carry out a second, independent valuation.

Our surveyor investigated the property and determined that its current value was indeed lower than the figure given to Ms Doan. This allowed her to challenge the initial valuation and ultimately purchase her flat for a price she felt was fair. Ms Doan was very happy with this result and thanked our team for helping her to secure her home in Peckham, London.
